Chimney Restoration

Chimneys are exposed to harsh weather conditions and can deteriorate over time. Sometimes, the damage is so extensive that a simple repair isn’t enough, and a dismantle and rebuild is required.

Re-pointing, stone replacement & partial rebuilds are examples of the main practices when restoring a chimney.

If the chimney requires a rebuild but it is no longer in use, it may be best to dismantle & cap the chimney at roof level. This is a much cheaper alternative and it also removes any future maintenance.

Please note: this option will not be suitable for listed buildings and properties within a conservation area.

Why rebuild or restore a chimney?

  • Severe Cracking: Large or numerous cracks compromise the chimney’s structural integrity.
  • Loose or Missing Stones: When many stones are loose or missing, stability is at risk.
  • Extensive Mortar Deterioration: Mortar holds the structure together; when it’s severely degraded, this weakens the structure & also allows water ingress leading to further deterioration.
  • Leaning or Tilting: A chimney that leans or tilts poses a significant hazard and often requires a complete rebuild.
  • Cement Renders or Pointing: Cement can be extremely detrimental to stonework, leading to numerous problems. Depending on the stone, we usually recommend removing these materials when possible.


How We Perform a Dismantle and Rebuild

1. Assessment and Planning: We thoroughly assess the chimney to determine the extent of the decay and plan the dismantling process to ensure safety and efficiency.

2. Careful Dismantling: We carefully dismantle the chimney, preserving as many original stones as possible for reuse.

3. Foundation Check and Repair: We inspect the chimney’s foundation and repair or reinforce it as necessary to ensure a stable base.

4. Rebuilding: Using a combination of preserved and new stones, we rebuild the chimney using lime mortar. We ensure that the new structure is strong, stable, and aesthetically consistent with the original.

5. Repointing and Finishing: We repoint the mortar joints with the correct lime materials, this ensures a breathable & watertight finish.

Steps Restoration
